Price is the main incentive at the newly launched Holiday Towers condo suites in Etobicoke. Built and developed by Fram Building Group, it's the first of four towers in a master-planned community that will be home to about 900 suites.
The Holiday Towers have all of the highest quality outdoor amenities including, walking and jogging paths, outdoor patios, & BBQ’s. The indoor amenities of Holiday Towers are just as spectacular as the outdoor, they have a two story lobby with a 24hr concierge, party room with kitchen, bar and fireside lounge. Fully equipped fitness area and aerobic studio. The wet area includes a whirlpool, steam room, and indoor pool. Holiday Towers also has indoor game rooms, including a billiard room, KidZone, and two fully furnished guest suites.
With a convenient location, just off Highway 427 near Burnhamthorpe Rd., the prices for two-bedroom, two-bathroom units start around $250,000.
The full range of units (440 to 1,200 square feet) run between $170,900 and $327,900, with more than 75 per cent of the suites - all with balconies and a free parking space - priced at or under the $300,000 mark. Condo fees should be around 47 cents per square foot.
Layouts range from studio and one-bedroom suites to three-bedroom, 1,455 square foot penthouses. They all offer as standard the following features: Energy Star appliances, open-concept layouts, floor-to-ceiling windows, laminate wood flooring in the principal rooms, porcelain or ceramic tile in the bathrooms, 40-ounce broadloom in the bedrooms, granite kitchen countertops, ceramic tile backsplashes and cultured marble bathroom countertops.
"Each of the four towers will have two penthouse floors with very large terraces, some large enough to throw parties. These suites are ideal for couples who like to entertain, especially empty nesters downsizing from large family homes."
The four towers will be physically connected by a four-floor podium with green roof, and visually connected by landscaped grounds that include a walking and jogging path, barbecue areas and central courtyard. The builder has contributed $2 million to Etobicoke for a daycare centre, playgrounds, trails, tree plantings, traffic calming and pedestrian safety zones, as well as transit improvement.
It's a neighborhood experiencing a renaissance, due to its proximity to amenities: the bus stops at the door, taking passengers to either the Kipling or Islington subway station; with the QEW and Highway 427 so close, the airport is 10 minutes, and downtown 15. Broadacres Park is within walking distance and Centennial Park with its Olympic pool and 27-hole golf course is a two-minute drive. In the other direction, there's Cloverdale Mall and Sherway Gardens.
The project is attracting a number of first time buyers who want to be close to work, Giannone says.
"It's more affordable than downtown, and close to a significant number of jobs, so we're seeing a real mix of buyers, from Mississauga and Brampton to south Etobicoke. It's a much localized west-end: market." |
